Warm weather is here. I know this spring/summer will be a little different but it sure feels good to sit outside.

With more and more states planning to reopen its a great sign for our economy, and I know we all hope virus cases will continue declining. My heart goes out to our global neighbors who are being hit hard right now, we are truly one world in this together. The way we do business was changing before the pandemic, and now as a culture we've seen so many technological advances allowing professionals to work from their homes. In speaking with many of you sometimes that's good, and other times we wish to surround ourselves with human interaction. Finding the right balance will be something we all strive for in the coming months and years, and there will undoubtedly be created opportunities. For those of us in real estate, one beneficial tool being utilized more these past few months has been Matterport 3D Virtual Tours.

(Check out my new listing at 50 Mansfield Ave Norton, MA in 3D)

It's like Google maps but for inside your home, and with the Dollhouse and Floor Plan features it can be very helpful to buyers as they narrow their decision making. Taking the time to explore virtually first will allow you to schedule in-person showings more efficiently, and for the properties you're excited about you'll have a better idea of what to expect and the questions to ask. For sellers having a virtual tour provides a standard of quality and an excellent component to your marketing strategy. If you or anyone you know has questions regarding real estate I'm always here and I look forward to serving you. Wishing you all a safe and amazing start of summer!

Lastly, I'll leave you with a quote:

Hello everyone,

If you're like me you're really starting to miss seeing friends, family, and people you work with (zoom/facetime just isn't the real thing). I hope you and your loved ones are all staying safe and healthy, and I want to salute those who are courageously serving on the front lines. We each have a role to play containing the spread of the virus and caring for those infected. Together we will get through this.

If you have questions on the benefits of the CARES Act (Coronavirus Aid, Relief, and Economic Security Act) I recommend contacting your accounting professional or trusted financial advisor, but please feel free to call or shoot me a message as I'd be happy to discuss and try to point you in the right direction for answers.

In regards to the housing market, I've been on a number of calls these past weeks speaking with fellow agents, our local office, as well as with our national Coldwell Banker team. Here in Massachusetts, new listings and properties going under agreement have dropped to about 40% of what they were at this point last year. However despite this, we've seen steady pricing and only limited appraisal issues.

While we operate as an essential business, our policy has been to avoid meetings in person and we are strictly against any form of public open houses. We are investing more and more into interactive virtual tools, signings are being handled electronically, and for those serious buyers who do need to move during this challenging time, private showings are being conducted with extreme caution (often limited to two people, must be wearing gloves and masks, agent typically waits outside in separate car, sellers disinfect immediately after). Our #1 priority is to be a part of the solution, if you or anyone you know has questions please don't hesitate to reach out.

Lastly, I'll leave you with a quote:

I'm excited to announce that I have joined Coldwell Banker Residential Brokerage to provide real estate services here on the South Shore and throughout the state of Massachusetts.

Let me first say that I wish everyone the best staying safe and healthy from the COVID-19 virus. These are difficult and uncertain times and I hope by coming together we will get through this stronger and more united as a country. Coldwell Banker will remain open while conducting business with caution, encouraging the use of virtual meetings, social distancing, and adhering to the guidelines presented by the CDC.

My Real Estate Story

As many of you know, Caro and I bought a home in Scituate last spring. We fell in love with the town and knew this was the place we wanted to raise a family.

We worked with an amazing Coldwell Banker agent who helped guide us through the process of mortgage pre-approval, writing an offer, home inspection, the Purchase & Sale agreement, securing the mortgage commitment, all the way through to the final closing. Now, as a licensed real estate agent I'm ready to do that for you!

When buying a home there's a lot to consider, and it certainly helps to have someone in your corner who is constantly touring comparable properties, networking with other agents, and has access to top industry analysis tools.

Similarly if you're selling, you will most likely have concerns on how to confidently price your home, what kind of marketing strategies will be employed to create demand swiftly, and who has the team resources to perform and succeed in getting your home sold for its highest value? Whether you're buying or selling a home my top priority is to make your experience easy and enjoyable.

Serving the South Shore

I'll be primarily focused on serving the South Shore communities (Scituate, Cohasset, Marshfield, Hingham, Norwell, Duxbury, Quincy, Hull, Plymouth, Pembroke, Braintree, Hanover, and Kingston regions), but will be more than happy to assist your real estate needs throughout the state of Massachusetts. For those planning to move elsewhere in the country, Coldwell Banker has a great referral program and I would gladly help find you high-rating agents in the town or city your are moving to.

If you or anyone you know is interested in buying or selling a home on the South Shore, please don't hesitate to reach out via call, text, or email. (Feel free to forward this update to any of your friends!)

Lastly, I'll leave you with a quote I recently came across:

“For success, like happiness, cannot be pursued; it must ensue, and it only does so as the unintended side-effect of one's personal dedication to a cause greater than oneself or as the by-product of one's surrender to a person other than oneself.” - Victor Frankl
